With increasing consumer expectations, and the consequent push towards greater professionalization, the real estate industry faces the ever-pressing need to learn, unlearn and relearn in order to stay relevant. In today’s competitive market, real estate professionals have to position themselves to stand out from the crowd. They play diverse roles as facilitators, advisors and consultants to the client’s buying and selling process.
It is against this backdrop of professionalism that the new mortgage planning course, Singapore Accredited Mortgage Planner (SAMP™), is mooted in a joint collaboration between the Singapore Accredited Estate Agencies Ltd (SAEA) and SingCapital Pte Ltd. Written with the real estate professional in mind, the course is also suitable for financial planners and property investors alike. This course will equip the course participant with the knowledge and skills to both plan and manage a mortgage. Course participants will also be introduced to creative financing strategies, as well as the effective use of leverage - a critical element that will improve borrowing capabilities and help create greater wealth.
Course description
Packed with realistic concepts and hands-on practices delivered in sectional-teaching style, the course promises to be an enjoyable learning experience for all participants who have decided to invest the time for themselves. Participants will be provided access to downloadable financial worksheets which they can immediately utilise for their business.
Real estate professionals who complete the course will receive a certificate of attendance and 4 non-core CPD credit hours based on CEA's guidelines (applicable only to real estate salespersons, practising directors/partners and KEOs). Those who are not SAEA individual members will also be given one year individual membership (fees waived). Upon passing the assessment at the end of the course, SAEA individual members will be awarded the SAMP™ designation.
Upon completion of the course, the participants will be able to:
- Work out a financial blueprint before a property purchase;
- Identify the factors that banks use to assess loan eligibility;
- Recognise the different types of loans;
- Advise on the most suitable loan for a property purchase;
- Describe what a bridging loan is and illustrate its use;
- Outline the steps in arranging for a commercial property investment;
- Explain how an equity term loan can unlock value from a property without selling;
- Identify the conditions favourable to refinancing;
- Describe the factors to look out for in managing a construction loan;
- Create a plan to pay off the loan earlier;
- Identify the protection plan most relevant to the home buyer and the property.
Trainer
This course will be conducted by Mr Alfred Chia, CEO of SingCapital Pte Ltd and an industry veteran with more than 18 years of experience. He is the creator of the SAMP content and he has been instrumental in helping many people realise their financial dreams. Alfred has written many articles on financial mortgage planning and has been approached on several occasions by various media channels to provide quotes and insights.
